Interior fit-out and renovation across Dubai.
For residential properties, commercial spaces, and managed community projects. Project management and authority approvals are how we work across every service and every project type.
Interior Fit-Out
We manage joinery, flooring, ceilings, MEP coordination, kitchens, bathrooms, and all finishing works under one contract. From shell and core to a fully finished, handover-ready space — one project manager accountable for the full scope. Before a ceiling is fixed or a specification is confirmed, we check the layout against how the space will actually be used: diffuser positions relative to furniture, switch placement relative to where people stand, storage logic relative to what the room needs to hold. These are the decisions that determine whether a space works after handover, not just before it.
- Residential — new developer handovers, owner-occupier fit-out, and investment properties.
- Commercial — offices, retail units, and F&B venues.
- Managed communities — lobbies, corridors, and common facilities.
Renovation & Refurbishment
Kitchens, bathrooms, full-unit upgrades, common area refurbishment, or selective works within a larger space. We scope the works and fix the price before anything begins. The specification is calibrated to the brief and the client type: an owner-occupier’s renovation to live-in standard; a rental property for durability and yield; a resale property to the finish level that moves the sale price in that community. Materials can be client-sourced or contractor-recommended, handled separately from the contract value so the structure stays clean regardless of how materials are procured.
This applies equally to commercial refurbishment — a restaurant refit, an office reconfiguration, or a retail unit upgrade.
- Residential — owner-occupiers, rental investors, and resale investors.
- Commercial — offices, retail units, and F&B operators refreshing an existing space.
- Managed communities — committees refurbishing existing common areas.
Landscaping & External Works
External works for residential properties include garden design and planting, pool surround tiling and waterproofing, terraces, pergolas, and outdoor lighting. For managed communities — HOA and building management clients — external works are often the primary scope: shared pool decks, landscaped common areas, external walkways, and changing rooms. We manage these works under the same structure as internal fit-out — one contract, one contact, fixed price.
Landscaping and external works are frequently the element that most residents notice in a managed community, and the most visible to prospective buyers and tenants in a residential property. The same planning and specification discipline applies here as to any internal scope.
- Residential — garden design and installation, pool surrounds, terraces, and outdoor lighting.
- HOA & building management — shared pool decks, landscaped common areas, external walkways, and changing rooms.
Design & 3D Visualisation
We carry out a brief and site survey first. We agree the specification and fix the price. Then we produce the renders, so you see exactly what is being built before work begins on site.
Every project includes a design and 3D visualisation stage. Once the brief is agreed and the contract is in place, we produce detailed renders covering layouts, materials, and finishes. You see exactly what is being built before work begins on site. The render stage is where decisions on layout, materials, and finishes are made before work begins. Changes here are straightforward. The same decisions on site involve labour, materials, and time — and they create variation notices.
If material preferences shift before works commence, we update the specification and price before anything is ordered.
For HOA and commercial clients, the 3D visualisation stage also serves a practical function: committee members and business decision-makers can approve the design clearly before works begin, reducing the risk of mid-project changes.
- Available as a standalone service for clients who want to visualise and price an existing design before committing to construction. Included in all fit-out and renovation projects.
Joinery
Custom joinery is designed as part of the 3D visualisation stage and produced by a specialist joinery firm to the agreed specification. The client works through PerfectSpace throughout: one contact, one design process, one handover. From a single wardrobe to a complete kitchen and storage installation across a whole villa, the same process applies.
Joinery is frequently the element that most defines how a space feels after handover. It is also the element most often compromised when a project runs into budget pressure mid-build. We design and price joinery accurately at tender stage — to the specification, not below it.
- Included in most fit-out and renovation projects. Available as a standalone commission for clients who require new or replacement joinery within an existing space.

Questions by client type.
A standard one-bedroom apartment typically takes 6 to 8 weeks from works commencement. Two and three-bedroom units range from 8 to 12 weeks. We provide a fixed programme at tender stage so you have a named completion date before work begins.
Yes. The 3D visualisation stage is where material and finish decisions are made. You review and approve the specification — including adjustments to materials — before any contract is signed. We do not lock you into a fixed package. If your preferences shift during the design stage, we adjust the specification and price accordingly.
Before we confirm any specification, we check the layout against how the space will actually be used: where diffusers sit relative to seating and sleeping areas, where switches sit relative to where you stand, whether the storage serves the room's purpose. These decisions cost nothing to change at design stage. We catch them before the build, not after.
Yes. We manage the NOC process with your building's facilities management team and coordinate any required authority approvals as part of our standard scope. You do not manage this process.
We calibrate the specification to the rental market in your community — robust enough to hold up across tenancy cycles without overcapitalising relative to the rental income the property will generate. We do not propose high-tier finishes where they do not serve the yield objective.
It depends on the community and the buyer profile. We advise specifically: what buyers in your community expect, where selective high-tier specification earns a return at sale, and where it does not. Overcapitalising on a resale is as much a risk as underspecifying. We have completed projects across Dubai communities and can give you a grounded view for your property.
Yes. We provide a fixed programme at tender stage. A property sitting empty between works completion and tenancy is carrying cost — we treat the timeline with the same rigour as the price.
Yes. NOC applications and any required authority approvals are part of our standard scope. We do not pass this coordination back to the owner.
Commercial fit-out timelines depend on the size and condition of the space and the authority approval requirements. A typical office fit-out of 1,000 to 2,000 sq ft takes 8 to 12 weeks from works commencement. We provide a detailed programme at tender stage tied to your operational requirements.
Yes. Authority approvals — including Dubai Municipality, civil defence, DEWA, and developer NOC — are managed as part of our standard project management scope. A failed inspection is not just a delay; it is a compliance event. We manage the approval sequence proactively.
Yes. We can programme works in phases to allow continued business operations. Commercial buildings in Dubai typically have defined contractor access windows — early and late hours, weekend shifts, or phased floor-by-floor access. We design the programme around those requirements, with access arrangements agreed at tender stage before any contract is signed.
We issue a detailed bill of quantities and a fixed-price contract before works commence. Variations are only raised where the scope changes — agreed in writing before any additional work proceeds. Budget changes in a commercial project have to be reported upward; we give you the certainty that requires.
Every HOA proposal includes a detailed bill of quantities broken down by area or element and a formal project programme with named milestone dates. The documentation is structured so the committee contact can share it with the board and with residents without requiring interpretation.
Common area works affect every resident in the building. We manage noise, access, dust, and service interruptions to the standard described in the proposal. Working hours, access restrictions, and cleanliness standards are defined in the proposal and form part of the contracted scope.
Yes. External works — pool decks, garden areas, external walkways, facade elements — are a significant part of our HOA scope. We manage these under the same fixed-price, fixed-programme structure as internal works.
Scope changes are managed through a formal variation process: a written variation notice with the cost and programme impact agreed by the committee before any additional work proceeds. Community funds require that discipline, and so does our contract structure.
